We had a wonderful experience in Playa Vista, and since it’s such a beautiful neighborhood, we would want to live there again if we return to California.

Our time at Ventana was generally satisfactory, despite a few issues during our stay. However, problems arose after we moved out.

Ventana did not refund our deposit for over two and a half months, and we only received a check for the deposit refund after we reached out first. The check was for an absurdly low amount, and it did not include a hard copy explaining what deductions were made, nor any guidance on how to verify the deductions. We had to look it up ourselves in the app.

Upon checking, we found that they deducted rent for more days than we actually lived there. They confirmed during the pre-inspection that there were no major issues, yet they charged us for cleaning far beyond the maximum amount they had indicated, even though we left the place spotless. They also charged us the full paint cost despite us not having put a single nail in the walls.

We requested an explanation, but all we received was a brief, unhelpful response stating that they sent a check for the difference.

This is a clear violation of California state law, yet Ventana has shown no willingness to address our concerns. We are very disappointed.

I requested them to properly inform me about the deduction item, but they have not replied to my email.

We lived in this apartment complex (formerly Ventana, now apparently called the Paladia) for a little over two years and moved out primarily because we no longer felt safe. In July 2023, an attempted burglar kicked in our front door in the middle of the day while we were home. Despite our requests, the leasing office team declined to post any sort of notice or an image of the perpetrator (caught on security camera) in public spaces to warn other residents. Perhaps they were hoping to quietly sweep it under the rug, but this shows that the safety of residents is clearly not a priority. Beyond this terrifying incident, there have also been numerous instances of car prowlers in the parking garage within the past year.

More broadly, dealing with the leasing office staff (namely Yolanda and Eric) is a uniquely frustrating experience. They're slow to respond to questions or requests, and will generally require multiple reminders before they'll take any sort of action. Yolanda, in particular, will readily promise to complete a certain task, but then fail to follow through. This was a consistent pattern throughout our tenancy, with the most egregious case being that our mortgage approval was put at risk due to the bank being unable to verify our rental history, despite Yolanda repeatedly assuring us that it would be completed "later today."

Finally, the building itself is in reasonably good shape, though it does show its age. Walls/floors are fairly thin so it's very likely you'll hear your neighbors. Rather concerningly, building-wide fire alarms go off regularly (about once per week), and people don't even bother to evacuate since they know it's almost certainly yet another false alarm. Apart from being a major nuisance, this is a tragedy waiting to happen in the event of a real fire.

In summary, the main draw to this particular property was the competitive rental pricing (at least, it was at the time we moved in), but you'll pay a different sort of cost in the form of the items I've listed above.

Edit: As you can tell from the property’s flippant response to this review below, making excuses for their own shortcomings takes priority over the safety and well-being of residents. Recommend staying away. I’m posting a screenshot of the property’s response in case they realize it doesn’t help their case and decide to delete it.

I’ve lived here for 5+yrs. It’s the best apartment complex in Playa vista for location,value,management and maintenance requests. We surround the south end of Crescent Park along with a pocket parks between the complex buildings.

I was treated so poorly and discriminated upon at this property specifically by the leasing agent Victoria. I thought Victoria was genuinely trying to help me but it was all an act to mask her real intention. It became very obvious Victoria did whatever she could do to make sure I did not qualify. I guess she sees a young black girl and assumes that rent wont be paid on time. My application was rejected due to one minor credit issue which was a charge off that resulted from identity theft. I even provided evidence of identity theft report. It’s one thing to not qualify for something but it was apparent the rejection was intentional. Victoria gave me the runaround for over a week and I kept asking to speak to her manager, and the manager never reached out to me so it was apparent Victoria never relayed the message. The manager finally reached out when I was able to get a hold of another leasing agent and they asked the manager to call me. Unfortunately i missed the call and the manager was supposed to call me back and didn’t. I make well over $200,000 a year. I have applied for over 20 apartments in my lifetime and have never been to denied til I applied here. I even offered to pay the rent months in advance… a higher deposit… I could’ve even gotten a guarantor but Victoria told me since my application wasn’t accepted not even a guarantor was feasible.. how ironic is that… when that’s the point of a guarantor when your application is rejected. I am no longer interested in the property whatsoever. So crazy that I applied to another property that uses the same company they use to run screenings and I was approved instantly even with the charge off. My screening report looked exactly like the one from Ventana except I was accepted at the new property. Don’t waste your time applying here if you are black and want to be discriminated upon

I cannot recommend the Ventana enough - the leafy and lovely neighborhood I think is one of the gems of Los Angeles. The building itself is relaxing, beautiful, and there's a way it's complimented by the surrounding streetscape evoking old Hollywood, which always made me feel at home.

It can be a challenge to find a great building on the Westside, but the Ventana stood out as being immaculately maintained, with private and public spaces where you can just exhale and thrive in quiet beauty.

My job took me to a new life in Asia, so I had to move away in May 2024. But I'm writing this to let future residents know the Ventana team knew me by name and treated me as a neighbor, not a renter. I miss that old life, and I hope new residents love it as much as I did.

Overall we had a nice tour and the community seemed really nice (despite the construction for the renovations). The reason for the 3 stars is due to the constant inaccuracies on their website. We initially scheduled a tour based on a unit that was shown as available on their website and indicated there was a special. After we arrived we were informed that the special online was a mistake and then we were informed that the unit we came to tour was not going to be available as the tenants were still continuing their lease.

Then a few days later because we did enjoy the community we continued to monitor the website and found another unit we were interested in listed as available. We called the office to inquire and were then informed the price posted on their website was incorrect and the listing was removed from their website.

The staff we met during our tour (leasing agent and manager) were super friendly and helpful and the community looks enjoyable, but the website is very frustrating with the amount of misinformation on there.

Lived in Ventana for 1 years before bought a house nearby. Overall pleasant experience there, nice building, nice management crew, nice neighborhood. However, nightmare started after moving out. Didn’t received deposit back until after nearly 1 whole year, which typically should be a few weeks per its policy, and many called and email exchanges. Account error, system failure, staff change… Nice people but very disappointed with the way they handled it. Even worse, 1.5 years later, got a mail from debt collection company said I owned Ventana $68 and failed to pay it off. Called the leasing office immediately. Turned out it’s the final utility bill charged a few days after I moved out. Really? Why not deduct it from my thousand $$ deposit? Why not mail or email or call or text me? I paid it off right away anyway. Bye forever. 2 months later, received my credit report, dropped 40 points due to a major derogatory mark on one of my accounts. Yes, the debt collection company reported it and still trying to collect the $68. Fight continues.
